CertainTeed Crawl Space Encapsulation: The Leander Owner’s Guide

Which CertainTeed Models This Applies To

CertainTeed’s crawl space products fall into two main lines: the CertainTeed MemBrain smart vapor retarder series and their standard 6-mil and 10-mil reinforced polyethylene barriers sold through insulation distribution. The MemBrain line is rated 1.0 perm when dry and opens to 36 perms when relative humidity climbs above 60 percent, which matters in Leander because our spring humidity spikes can trap moisture behind a non-breathing barrier.

To identify what you have, check the printed edge tape or corner stamp on your existing barrier. MemBrain will show a repeating “CertainTeed Smart Vapor Retarder” logo and a lot number. Standard poly usually carries only a thickness marking and ASTM E1745 Class A or C notation. Class A is 10-mil, Class C is 6-mil. If your existing barrier has no markings at all, it is likely a generic big-box product that was substituted by a previous installer.

We do not push OEM-only replacement. For most Leander crawl spaces, a quality 10-mil reinforced poly with taped seams outperforms a failing MemBrain that was installed without proper sub-grade drainage. The exception is finished basement conversions where the crawl space shares air with living space; there, the perm-rated breathing of MemBrain is worth the material cost difference.

Signs Your CertainTeed Crawl Space Encapsulation Is Failing

• Water pooling on top of the barrier. This means either the barrier has punctured or the seams have separated, letting soil moisture wick through. In Leander’s clay-heavy soils around Crystal Falls and Travisso, hydrostatic pressure after rain events will find any gap.
• Musty odor returning within a day or two of dehumidifier use. A sealed crawl space should hold below 60 percent relative humidity continuously. If the smell comes back fast, your vapor barrier is no longer forming a complete cap over the soil.
• Sagging or billowing barrier material. This happens when the fastening system fails, usually from using staples instead of mechanical fasteners on block walls, or from poly that was cut too tight and has pulled free as temperatures cycled. Leander’s 100°F summer crawl spaces and winter dips into the 30s create enough thermal movement to stress marginal attachments.
• White or gray mold on floor joists or insulation above. Once the encapsulation fails, the crawl space reverts to outside air conditions. In our climate, that means summertime dew points above 70°F hitting cool joists and condensing.
• Increased energy bills with no other explanation. Unsealed crawl spaces pull conditioned air through floor leaks. We have measured blower-door contributions of 800 to 1,200 CFM50 from crawl space leakage alone in homes where the encapsulation had degraded.

DIY or Call Us?

There is nothing dangerous about crawl space poly replacement in the way a garage door spring or electrical panel is dangerous. The risk is doing the work and having it fail again in six months because the root cause was missed.

What an owner can safely check: look for standing water, sniff for mustiness, and photograph any markings on the existing barrier. What goes wrong with DIY: cutting poly too tight so thermal movement pulls it free, using the wrong tape (duct tape turns to goo; HVAC foil tape does not bond to polyethylene), or missing the drainage issue that is actually driving the moisture. We have re-done four Leander crawl spaces in the past two years where the homeowner installed new poly over standing water without addressing grade or drainage.
